When planning a home extension, renovation, or new build, one of the first decisions you as a homeowner (client) will face is choosing the type of architectural service you need. Many homeowners are surprised to learn that not all architectural support is the same.
Two of the most common options are a full architectural service and a drawings-only service. While both involve creating designs for the project, the level of involvement, support, and responsibility differs significantly.
The below diagram presents the key differences from start to finish of what services would be included for both the full architectural service and the drawings only service.

What Is a Drawings-Only Service?
A drawings-only service is exactly what it sounds like: we as the architect would provide the drawings needed for planning permission and building regulations once the design had been agreed and our services would then end at that point.
This service is often chosen by clients who want a lower upfront cost and/or who prefer to manage the on-site phase of the project themselves.
Typically included as part of the Drawings-Only Service:
Initial consultation to discuss clients brief, timeline, budget
Measured survey of the property
Initial designs and layout drawings
Involvement of a Quantity Surveyor for initial costings if necessary
Involvement of a Structural Engineer for structural design purposes

Typically Not Included as part of the Drawings-Only Service:
Preparing drawings for construction* (for builder to build from)
Contacting contractors (builders) for tendering purposes
Coordinating consultants or engineers for the on-site phase of the works
Preparing tender documentation for contractors to cost the works from before
Contract administration (managing the contract between the client & the contractor)
Professional guidance on site
Assistance in reviewing contractors on site costs
Site visits and progress meetings
Problem-solving during construction for any unknowns uncovered (particularly important when dealing with existing buildings)
Reviewing timeline and project over-run
Assistance with completion paperwork requirements
Once the relevant planning and building warrant approvals are sought, you would take over communication with Contractors (builders), Structural Engineers, Quantity Surveyors (if involved) and local authorities.
*Purpose of Issue
You may also need to seek additional drawing services for construction as the drawings provided as part of a drawings-only service would be for purpose of issue only i.e. as caveated in the diagram above for the purposes of obtaining building warrant. Whilst the building warrant drawings may be suitable for construction purposes, additional information & construction detailing drawings may be required prior to construction, depending on the level of information your builder requires. We could review providing additional drawings if necessary but this would be reviewed on a project-to-project basis.

What Is a Full Architectural Service?
A full architectural service provides end-to-end support throughout the entire project — from the initial brief and design ideas through to completion on site.
As part of this service, we (architect) acts as both designer and project advisor, helping ensure the build runs smoothly (as possible), stays compliant with statutory authority requirements and achieves the intended design & quality.
A Full Service typically Includes:
Initial consultation to discuss clients brief, timeline, budget
Measured survey of the property
Initial designs and layout drawings
Involvement of a Quantity Surveyor for initial costings/feasibility studies if necessary
Involvement of a Structural Engineer for structural design purposes
Planning application drawings to seek planning permission if required
Building regulations drawings for Building Warrant Approval.
Coordination with structural engineers and consultants on site
Contractor (Builder) tendering and negotiations
Construction drawings and specifications
Contract administration for the on-site phase of the works
Site inspections during construction
Quality control
Cost and variation on site monitoring
Final project completion support & assistance with paperwork
The full service is a much more hands-on approach and is ideal if you want professional guidance throughout the process.
Key Differences
1. Level of Support
A drawings-only service is transactional — you receive drawings for statutory approvals and you would then manages the beyond this point. A full architectural service is ongoing with professional support at every stage up-to and including completion of the project.
2. Responsibility
With drawings-only, much of the responsibility falls on you as the client/homeowner:
Coordinating builders
Handling issues on site
Managing timelines
Interpreting drawings
Approving changes
Construction Design Management (HSE)
Deals with statutory authorities (Councils- planning & building warrant departments)
With a full service, we would help oversee these responsibilities and acts as a professional point of contact between all parties.
3. Cost
Drawings-only services mean's our involvement is limited therefore our fees would be limited to the stages up to and including Stage 4 Building Warrant.
A full architectural service costs more as we would be involved through the full process, however the full architectural service can try and mitigate costly issues such as:
Reducing construction mistakes
Try to for-see site issues to avoid delays where possible & project over-run
Improving contractor coordination & communication
Try to ensure build quality is maintained
4. Risk Management
Construction projects rarely go exactly to plan. Unexpected issues can arise once work begins, especially in renovations and extensions where you are dealing with existing buildings. With a drawings-only service, resolving these issues becomes your responsibility as the client.
Where as, with a full architectural service, we as the architect would help identify solutions, coordinate with the contractor and necessary consultants i.e. structural engineers and maintain project momentum.
