Proposed garden room extension replacing an existing glass structure on the side of a listed villa. The new addition accommodates a dining area and snug which can be physically separated off with sliding doors.
The form of the extension has evolved from the primary uses of the space, where we see the dining area enclosed by glass panels, creating a greater visual connection with the garden, and the snug which is enclosed with solid walls achieving a greater level of privacy and sense of enclosure.
The extension has been designed as a clear, contemporary addition that complements the original house without replicating it.
Careful consideration was given to:
-
Proportions and scale
-
Material contrast
-
Views to the garden
-
Daylight and solar orientation
-
Function and connection with existing
The result is a refined and practical space that enhances the way the home is used on a daily basis.

Frequently asked questions
Do I need planning permission for a garden room extension in Edinburgh?
Planning permission may be required depending on the size and location of the extension, particularly in conservation areas.
What does a garden room extension cost in Scotland?
Costs vary depending on size, materials and complexity, but early design input helps control budget and maximise value. We work with other consultants who prepare cost appraisals on sketch options early in the process. This way our clients have greater cost certainty taking the project forward.
Can you design contemporary extensions to traditional homes?
Yes, we specialise in modern extensions that compliment existing buildings while improving space and light and use of existing and new spaces tailored to the lives of our clients.
